ADU’s, granny units, in-law quarters, pool houses. No matter what they’re called, accessory dwelling units are all the rage these days as more and more homeowners are looking for creative ways to get additional living space from their properties. What’s driving this new trend?

States are legally forcing local jurisdictions to give homeowner’s 800 square feet above the allowed square footage limit. Depending on the town or city you are located in, you may be eligible to get above 1,000 square feet with a few parameters like in Woodside or Los Altos Hills. The rental rules regarding ADU’s also vary and many jurisdictions require at least 30 day rental minimums. As such, the driving factor for most homeowners located along the Peninsula is to increase their habitable square footage on the property. Perhaps there’s an ideal outdoor space that you’re trying to create, but you already maxed out the maximum floor area (MFA), then it would be advantageous to build an ADU.

 

ADU’s certainly have a host of different use-cases, however, the biggest benefit of opting for an ADU is utilizing the lax property setback rules and maximizing square footage on your lot. One thing to keep in mind is that ADU’s are tiny custom homes. They still require many of the same features of a custom home, but in a smaller structure. For example, detached ADU’s require separate sewer connections. ADU’s will have their own utilities similar to when you build a new home.
