what we do

What is Design-Build?

Design-build is a project delivery method where the design and construction phases are contracted together under a single entity. Unlike the traditional design-bid-build process, design-build fosters collaboration and communication between the design and construction teams from the outset. This integrated approach streamlines the project timeline and enhances efficiency.

We offer full, turnkey design services taking you from initial idea, 3D modeling, permitting and construction administration.building service. This helps the employee, and the company, and Timeline is open to sponsoring activities that are beneficial to both.

Build

Our build service involves the pre-construction and the construction of the project.

The Benefits of Design-Build

Design-build services offer several advantages over traditional construction methods:

With design-build, there’s no need to manage separate contracts between architects, designers, and contractors. The design-build firm takes on the responsibility for both design and construction, simplifying the process for the client.

The close collaboration between designers and builders allows for better coordination and communication. This leads to quicker decision-making, reduced change orders, and fewer surprises during construction.

The design-build approach helps streamline the project timeline, reducing the overall construction duration. Additionally, early collaboration between the design and construction teams helps identify cost-saving opportunities and potential design improvements.

The design-build entity is accountable for the project from start to finish, ensuring a seamless transition from design to construction. This accountability leads to higher-quality outcomes and a smoother construction process.

Design-build fosters innovation by involving the construction team early in the process. The construction team can provide valuable input on constructability, materials, and cost-efficient alternatives, leading to improved project outcomes.

Finished project

Los Altos Modern Prairie

Timeline’s in-house architecture team worked with the homeowners to design a contemporary, Frank Lloyd Wright-inspired home. Matthew Harrigan proposed constructing the entry arch as a unique design element that thoughtfully frames the home. Since this home is built on a hillside, Timeline designed a walk-out basement creating flow between the built structure and its environment. One of the main design elements of the home was the inclusion of natural light. As you tour the home, you will notice the use of floor-to-ceiling sliding doors and windows elegantly complementing the contemporary architectural style. The beautifully raised atrium roof with clerestory windows above the stairwell brings more light to the interior spaces.

Finished project

Portola Valley Mountain Retreat

This Portola Valley home was designed and built for an incredible couple that chose design-build over an architecture firm. The home was designed with the utmost attention to detail and thoughtfulness toward their lifestyle. This one-of-a-kind property enjoys sweeping views along the hills and Bay Area. This home features many unique elements as a direct result of personal touches the couple wanted including a basement movie theater. In the master bedroom, Timeline worked with the homeowner to determine where the sunrise would be at every time of year. As someone that wanted to rise with the sun, he wanted to position the bed and the windows in such a way he will never miss a sunrise.

Los Altos Contemporary Manor

This home was conceived to have an elegant composition using 4 materials to define the volumetric hierarchy. A combination of wood, stone, metal, and plaster, delivers a unique style to this three-level home, two stories above ground and a full basement below. The house is nestled in a lush landscape design that ties in both streets of this large corner lot. A split-face stone marks the center of the main facade, bringing a solid base that supports the vaulted entrance. Also, the wood board siding dominates the second story as it softens the transition between the stone and the dark metal element of the roof.

The clean lines of this design are brought out in the geometric reveal embedded in the smooth exterior stucco. The backyard hosts a 60 ft swimming pool that spans the house from east to west, with outdoor living areas, creating a visual oasis from every part of the home.

This innovative architectural gem will soon be finished to form part of the lovely neighborhood of Los Altos.
